Cancellation & Refund Policy

Please read this policy carefully before booking. Safe Let Groups provides time-sensitive property services—including aerial and satellite removal, solar panel cleaning, Bulk item removal,  end-of-tenancy cleaning, and Legionella assessments—that are often tied to fixed dates. Because last-minute cancellations cause unrecoverable costs, our terms reflect these commitments.


1. Your Right to Cancel (Consumers)


  • 14-Day Cooling-Off Period: If you are a consumer booking for personal use, you have a 14-day cooling-off period from the date the contract is formed to cancel without charge.


  • Starting Work Early: If you request in writing for work to begin within this 14-day period, you acknowledge that you lose the right to cancel without charge once work has commenced.


  • Proportional Charges: If you cancel after work has started but before completion, you will be charged for the proportion of the Services completed.


  • Business Clients: The 14-day cooling-off period does not apply to landlords, letting agents, or property managers; standard cancellation terms apply from the point of booking.


2. Cancellation Charges


If you cancel a confirmed booking, the following charges apply based on the notice given:



  • More than 7 days before the scheduled start date: Your deposit is forfeited, but no further charge is applied.


  • 3 to 7 days before the scheduled start date: A charge of 25% of the total quoted price applies.


  • 24 to 72 hours before the scheduled start date: A charge of 50% of the total quoted price applies.


  • Less than 24 hours before (or on the day): A charge of 75% of the total quoted price applies.


  • Materials and Equipment: You will be charged for the full cost of any materials already ordered or specialist equipment hired on your behalf, regardless of notice given.


  • Written Notice: All cancellations must be made in writing (email is acceptable) and are effective from the date and time received.


3. Deposits


  • Deposits are non-refundable once the cooling-off period (where applicable) has expired.


  • Deposits will be applied against your final invoice on completion.


  • If you cancel within a valid cooling-off period and no work has commenced, your deposit will be refunded in full within 14 days.


4. Rescheduling


  • Requests made more than 48 hours before the scheduled date will be accommodated where possible at no charge.


  • Requests made within 48 hours of the start date may incur a rescheduling fee of up to 25% of the booking value.


  • We will always try to offer a convenient alternative date before applying any charge.


5. Service-Specific Notes


  • End of Tenancy Cleaning: We do not guarantee the return of a tenancy deposit. A re-clean may be offered if a specific complaint is raised within 24 hours of completion.


  • Legionella Testing: Fees are non-refundable once testing has been carried out and a report issued.


  • Bulk Item Removal: Cancellation is not possible once items have been collected and loaded; full payment will be due.


6. Cancellation by Us


  • We reserve the right to cancel due to unsafe weather, unsafe property access, force majeure, or non-payment of a deposit.


  • If we cancel through no fault of yours, we will offer a full refund of any deposit and an alternative booking date.


7. Refund Process


  • Where a refund is due, it will be made using the original payment method wherever possible.


  • Refunds are processed within 14 calendar days of confirmation.
