These Terms and Conditions govern the provision of all services by Safe Let Groups ('we', 'us', 'our') to landlords, letting agents, homeowners, and other customers ('you'). By accepting a quotation, making a booking, or engaging our services, you agree to be bound by these terms.
1. Definitions
- "You" and "your": The client named on the booking or quotation.
- "Services": Any agreed work, including aerial/satellite removal, solar panel cleaning, end of tenancy cleaning, bulk item removal, and Legionella water testing.
- "Property": The premises where Services are carried out.
- "Quote": Our written estimate provided before work commences.
2. Booking and Quotations
- Contract Formation: A contract is formed when you accept our written quotation via email, text, online booking, or verbal confirmation.
- Validity: Quotations are valid for 30 days.
- Revisions: We reserve the right to revise a quote if Property conditions are materially different than described.
3. Payment Terms
- Deposits: A deposit may be required to secure your booking.
- Due Date: Full payment is due upon completion unless a stage-payment schedule is agreed in writing.
- Late Payments: We reserve the right to charge interest on overdue invoices at 8% above the Bank of England base rate.
- Ownership: Title to materials does not pass to you until full payment is received.
4. Service-Specific Terms
- Aerial/Satellite Removal: We are not responsible for signal disruption; please notify your provider before removal.
- Solar Panel Cleaning: We are not liable for pre-existing damage. Systems should be switched off per manufacturer guidance before we attend.
- End of Tenancy Cleaning: While performed to a professional standard, we do not guarantee the return of a deposit as this is subject to a third-party assessment.
- Bulk Item Removal: We hold a valid waste carrier licence. You must ensure items do not contain undisclosed hazardous materials (e.g., asbestos).
- Legionella Testing: Reports are issued per HSE guidance. The duty holder (owner/manager) is responsible for acting on recommendations.
5. Access and Abortive Visits
- Responsibilities: You must provide safe, timely access and ensure required utilities are available.
- Abortive Fees: If we cannot perform services due to circumstances within your control (e.g., no access, undisclosed hazards), we reserve the right to charge a fee of up to 50% of the quotation.
6. Liability and Claims
- Limit of Liability: Our liability is limited to the total value of the contract for those Services.
- Exclusions: We are not liable for indirect losses (e.g., loss of rent), damage from undisclosed pre-existing conditions, or work by third parties.
- Reporting Issues: Dissatisfaction must be reported in writing within 7 days. Suspected property damage must be reported within 48 hours.
7. General Provisions
- Subcontractors: We may use approved subcontractors but remain responsible for the quality of work.
- Force Majeure: We are not in breach for failures caused by circumstances beyond our control (e.g., extreme weather).
- Governing Law: These Terms are governed by the laws of England and Wales.
