These Terms and Conditions govern the provision of all services by Safe Let Groups ('we', 'us', 'our') to landlords, letting agents, homeowners, and other customers ('you'). By accepting a quotation, making a booking, or engaging our services, you agree to be bound by these terms.
1. Our Services
We provide specialist property services across Leeds and West Yorkshire, including:
- Aerial and Satellite Removal: Safe removal of rooftop equipment and associated cabling.
- Solar Panel Cleaning: Professional cleaning to restore panel efficiency.
- End-of-Tenancy Cleaning: Professional cleaning to landlord and agent inventory standards.
- Legionella Risk Assessments: Water safety testing and reporting in accordance with HSE ACoP L8 and HSG274.
All services are carried out by qualified operatives and vetted subcontractors working under our instruction and quality standards.
2. Quotations and Bookings
- Validity: Quotations are valid for 30 days.
- On-Site Conditions: We reserve the right to revise pricing if on-site conditions differ materially from the description provided (e.g., heavy soiling, complex access, or non-standard installations).
- Confirmation: A contract is formed only when we issue a written booking confirmation.
- Payment: Payment is due upon completion unless a credit account has been agreed in writing. Overdue invoices attract interest at 8% above the Bank of England base rate.
3. Access and Responsibilities
You are responsible for ensuring:
- Accurate access details (keys, codes) are provided at least 24 hours before the visit.
- Safe access to the roof or water systems (including lofts and outbuildings) is available.
- The property is vacated for end-of-tenancy cleans.
- Any known hazards, such as asbestos or structural defects, are disclosed before work begins.
Failure to provide access may result in a wasted visit charge as detailed in our Cancellation and Refund Policy.
4. Service Specifics
- Aerials/Satellites: Standard removal includes the unit, bracket, and visible cabling; we do not perform internal decorative repairs or re-pointing.
- Solar Panels: We use purified water and water-fed brushes; we do not use high-pressure jets or chemicals that could void warranties.
- End-of-Tenancy: We offer a re-clean guarantee if a property fails an inventory check due to our cleaning, provided it is reported within 24 hours and the property is not yet re-occupied.
- Legionella: Reports must be retained by the landlord for at least 5 years. The duty to implement recommended control measures rests with the landlord.
5. Liability and Subcontractors
- Subcontractors: We remain responsible for the quality and completion of all services booked through us, even when using vetted subcontractors.
- General Cap: Our total liability is limited to the fees paid for the relevant service.
- Exclusions: We are not liable for indirect losses like loss of rent or tenancy delays. We accept no liability for harm arising if our Legionella control recommendations are not implemented.
